Spokane WA Horse Property with a 130x90 Arena and Round Pen

Come home after a long day and be on a horse twenty minutes later, no trailer, no drive, just walk out to the barn. That's what this 10-acre property on Sherman Road in Spokane actually offers, and it's the kind of thing that only matters once you've lived without it.



The Equestrian Facilities


The main barn is 72x30 feet with a metal roof and a fully insulated, finished tack room attached. What I Would Be Looking For in Person


This is a well-built-out setup, but I'd still want to walk it myself before calling it done. I'd check the sand footing in the arena and round pen to see how it's holding up and whether it needs topping off. I'd look at how the barn drains, especially around the wash rack and the matted stalls, since a new septic system handles the house but the barn's own drainage is a separate question. I'd walk all four turnouts and the grazing field fence line for loose wire or posts that need attention, and I'd check gate placement between the barn, arena, and turnouts to see how efficient the actual daily routine is. I'd also want to see how a trailer maneuvers in and out given the property's layout, particularly near the barn and hay storage.
