From Vet School to Ten Acres -- How We Helped First Time Buyers Find Their Dream Property in Chattaroy

Some transactions just stay with you. This is one of them.
Earlier this year I had the privilege of helping a young couple purchase their very first home -- ten acres in Chattaroy, Washington, just outside of Spokane. She was wrapping up vet school and stepping into a new job in the area. He was right there beside her, ready to start the next chapter. And together they had a vision that made my heart happy the moment they described it -- land, wildlife, a shop to do projects in, and enough space to bring along their flock of pet ducks, chickens, and geese.
Yes, you read that right. Ducks, chickens, and geese. They are a whole thing and I was completely here for it.
When we found this property at $615,000, it checked every single box. Ten acres of privacy with room to roam, wildlife all around, a shop for projects, and space to let their animals live their best lives. For a couple who had spent years working toward this moment, it felt like exactly the right landing spot.
Then the inspection happened.
When the Inspection Reveals the Truth
Here is something I always tell my buyers: a home inspection is not something to be afraid of. It is information. And information is power.
When our inspection came back flagging the deck as no longer structurally safe, we did not panic. We got to work. I brought in a deck specialist and a contractor to walk the property and give us a real bid -- not a guess, not a ballpark, but an actual number. Armed with that, we went back to the sellers and negotiated a significant seller credit to cover the cost of rebuilding that deck properly.
First hurdle cleared.
Then the Well Test Came Back
This is why I always recommend both a quantity and quality well test on any property with a private well. Always. No exceptions. It is one of those things that some buyers skip to save a little money and I will never let that happen on my watch.
The well test came back with high levels of lead in the water. That is not a minor issue. That is a health and safety issue that needed to be addressed before these two set foot in that home with their animals and their future.
So we went back to the negotiating table. Again. With research, documentation, and a clear picture of what a proper water filtration system would cost to install. And we got them another seller credit at closing to cover it.
Two major inspection issues. Two seller credits. One very protected set of first time buyers.
What They Walked Into
On closing day, this couple drove up to Chattaroy to a ten acre property that was genuinely theirs. The wildlife was already there to greet them. The shop was waiting for their first project. And somewhere on that land, their ducks, chickens, and geese were about to discover ten acres of pure freedom.
That is what this work is about for me. Not just getting to the closing table but making sure what is on the other side of it is everything it is supposed to be.
