Behind the Listings: What It Really Looks Like to Work With a Spokane Realtor Who Cares

There’s a version of this job that photographs really well.



Nice listings, clean marketing, professional headshots. That part is real, and I work hard at it. But it’s not the whole picture, and lately I’ve been thinking about the parts that don’t make it into the feed.



The Details Nobody Sees


The early morning at the barn cleaning a water trough before a 9am showing. The walkthrough I did three extra times on a listing before it went live because I needed to understand every detail of the smart home system before my clients asked me a single question about it. The 9pm text back to a buyer who was nervous and just needed someone to talk them through it.



None of that shows up in the listing photos. But all of it shows up in the experience my clients have.



I think a lot about the word “thorough.” It means something specific to me. It’s not about doing more than other agents for the sake of optics. It’s about genuinely not being comfortable cutting corners when someone else is depending on you to get it right.



Why the Horse Thing Matters More Than You Might Think


My horse doesn’t care how long my day was. The water trough needs cleaning, the feed needs to go out, and that’s just how it is. There’s something about that daily accountability that I think makes you a better professional across the board.



When you take care of an animal, you learn to show up consistently without being asked. You learn that cutting corners creates problems down the line. You learn to read situations and pay attention to the small things before they become big things.



Those are the same instincts I bring to a listing walkthrough or a negotiation or a buyer who is anxious at midnight before closing day.

I look at things on those properties that most agents don’t think to look at. Arena footing, barn drainage, trailer access, fence line condition, gate placement. Not just square footage and bedroom count.



But the same attention I bring to evaluating a horse property is the same attention I bring to every client and every transaction, regardless of whether there’s a barn on the property.
