What a Net Sheet Actually Is
Most people have never seen a net sheet before they sit down with me. It is one of the most useful documents in real estate and almost nobody talks about it until you are already under contract.
A net sheet shows you exactly what you would walk away with after selling your home. Not just the sale price. The actual number in your pocket after closing costs, agent fees, any remaining mortgage balance, and everything else that comes out before you see a dollar. It is the number that tells you whether moving actually makes financial sense right now.
I bring that to our first coffee. Before you have decided anything. Before you have committed to a single showing or a single conversation with a lender. Just the real number so you can think clearly.
From Coffee to Clarity
Here is what that first meeting actually looks like. We sit down, I walk you through what your home is worth in today’s Spokane market, and I hand you the net sheet. You take that number to my lender, who can tell you what price point you are working with on the buying side. From there you have everything you need to decide whether the timing is right for your family. Not my timeline. Yours.
If the numbers work and the timing feels right, we make a plan. If they do not, we figure out what needs to change and when to revisit it. Either way you leave that coffee with more clarity than you walked in with.
A Coffee Date Plus 711 Days
Last year I closed with clients whose journey started exactly that way. We had coffee, I handed them a net sheet, they connected with my lender, and they decided they were ready. We went out and found what felt like the perfect property. It failed the home inspection. So we took some time off. When they were ready we started again, took our time, and eventually closed on exactly the right home 711 days after that first cup of coffee.
I was there for every single step of that. Not just the closing.
That is not an unusually long timeline for me. That is just what it looks like when someone takes the decision seriously and does not rush it for the wrong reasons. I work with buyers and sellers across Spokane, Spokane Valley, Liberty Lake, Deer Park, Chattaroy, Coeur d’Alene, Post Falls, and the surrounding Inland Northwest and I am in it for the long run regardless of where your timeline lands.
