That means confirming the exact water and septic system specs on the two vacant parcels, walking the property lines between all five parcels to understand access and setbacks, and checking how utilities and driveways would need to be routed if a second home goes in. I'd also want to see the orchard's irrigation system running and get a clear read on the condition of the shop and hangar's radiant floor systems since a building of that size is a significant piece of the property's value. None of this is a concern, it's just due diligence I'd want done properly for a property at this scale.
