First Time Home Buyers in Spokane: When the Right Home Isn’t the Dream Home Yet

They came to me looking for land. Open space, room to grow, the kind of property that gives you something to work with. That was the vision and it was a good one.

What we found was a split level on the edge of town with a yard big enough to garden in and space to settle into their first home. And it was exactly right.

The Right Home for This Chapter

The land dream did not go away when we closed on that split level. It is still in the picture. But what these buyers had – and what I have found is rarer than it sounds – was the clarity to recognize that this was the right chapter first.

They looked at where they were in life, what they were ready for financially and practically, and what this season actually called for. And they chose accordingly. Not because the bigger dream was out of reach forever but because this was the right next step and they were honest enough with themselves to see it.

That is a mature way to buy a home and I do not think it gets enough credit.

The Pressure to Hold Out

There is a version of home buying advice that tells buyers to wait for the perfect thing. Hold out for the dream property. Do not settle. And sometimes that is exactly right.

But sometimes the most useful thing I can tell a buyer is that the right home for right now is not a consolation prize. It is a smart decision. It is choosing something that fits this chapter of your life well so that you can build toward the next one from a stable foundation rather than waiting indefinitely for conditions that may not come together for years.

The couple who wanted land are going to get their land. They are building equity in a home that works for them right now and when the time is right we are going to find exactly the right property for that next chapter. That is not settling. That is sequencing.

When I sit down with buyers who have a big picture vision and a practical present reality I am not trying to talk them into or out of anything. I am trying to help them see both clearly.

That means honest numbers. A real picture of what is available in the Spokane and North Idaho markets right now at their price point. A frank conversation about what this chapter of life actually requires versus what a future chapter might look like. And enough trust between us to say out loud what we both already know.
