Colbert WA Horse Property with Indoor and Outdoor Arena on 19.5 Acres

When horse families talk to me about what they want, it almost always comes down to three things: room to spread out, an indoor arena for winter, and a good school district. This property in Colbert has all three. It's 19.5 acres, it has an indoor AND an outdoor arena, and it's in the Mead School District. You don't see that combination very often around Spokane.

The Equestrian Facilities

Here's what's set up for the horses:

9 stalls

A vet room right in the barn

10 paddocks

An indoor arena

An outdoor arena

A shop and hay storage

The indoor arena is the big one for me. If you've tried to keep a horse in work through a Spokane winter, you know how much it helps to have somewhere to ride when it's icy, snowy, or just dark by 4:30. Then when spring comes around, you've got the outdoor arena too.

The vet room is a really practical touch. Vet and farrier days go a lot smoother when you have a clean, dedicated spot to work. And with 10 paddocks, you can split horses up however you need, whether that's keeping a horse on stall rest quiet or resting some ground.

The Home

The house is a 6 bedroom, 4 bath Tudor-style home with 4,583 square feet. It has granite counters, a double oven, and a big primary suite with a large bathroom.

The finished daylight basement has a rec room and a workshop, which is great for kids, guests, or projects. There are two fireplaces, one wood-burning and one with a pellet insert, plus a heat pump with central air.

Outside, there are four garage spaces and room to park an RV or trailer. The home sits on a cul-de-sac with territorial views.

For families, the schools are Colbert Elementary, Mountainside Middle, and Mt. Spokane High, all in the Mead School District.

What I Would Be Looking For in Person

Photos are great, but a horse property tells you a lot more when you walk it. Here's what I'd check:

Arena footing. What kind is it, how deep is it, and how has it been kept up? Footing is expensive to redo, so it's worth knowing up front.

Drainage. The ground here is rolling, so I'd look at where water goes in the paddocks and around the barn, especially near gates.

Fencing. Ten paddocks means a lot of fence. I'd walk the lines and check posts, rails, and gates.

Gates and flow. How easy is it to get a horse from the stall to the paddock to the arena? A good layout saves you time every day.

Trailer access. The road is gravel, so I'd make sure a big rig can get in, turn around near the barn, and park easily. Same goes for hay deliveries.

Water. How does water get to each paddock, and does the vet room have hot water?

The two parcels. The property includes two tax parcels, so I'd confirm exactly what's included.

Ready to See It?

If you've been waiting for land, arenas, and good schools all in one place, this one deserves a look. I'd love to walk it with you and check out the barn, the fencing, and the footing together.
