There is a version of this property that lives in a photo grid and looks perfectly fine. Nice home, open land, good light. And then there is the reel.


Flat land has a scale to it that a static image just cannot hold. When the camera is moving across ten open acres with nothing cutting the view – no trees crowding the edge, no hillside dropping away, just level West Plains ground in every direction – it reads completely differently. That is what I wanted to show with this one.



What You Are Looking At


23518 S Malloy Prairie Rd is in Cheney, WA, about 30 minutes southwest of downtown Spokane. The property is 10.03 acres, fully level, with a 2025-built manufactured home sitting on it. Three bedrooms, two baths, 1,378 square feet with an open floor plan and a kitchen window that looks straight out to the land.


Horses are allowed. The lot is zoned for it and the ground can hold it. There are no existing equestrian structures, which means whoever buys this gets to set it up the way they actually want it – not work around what someone else built a decade ago.



Why the Reel Matters for This Property


Most properties look better in photos than in person. This one looks better in person than in photos, and the reel is the closest thing to standing on it.

What I Would Want to Confirm in Person


As someone who looks at horse properties specifically, I would want to walk the full perimeter and get a sense of where the natural entry and exit points are for a trailer. Flat land is a genuine advantage for arena placement and barn drainage – you are not fighting slope. I would also want to confirm soil composition in a couple of spots, since West Plains ground varies and what it can support for a slab or post foundation matters depending on what you want to build.


The 40 GPM well output is strong for this area. That is not something to gloss over – water access is a real constraint on a lot of rural Spokane County properties, and this one has it handled.
